Application Reference: L074LTT Title Number: CE70461

The sellers solicitor put a Expedited request into HMLR on 28 Feb 2025, we were advised it would be 10 working days, which was last Friday. 

We still have no update on the request or what stage it is at - HMLR came back and asked for some answers on 05/03/2025 but we have since not heard anything back.

We have a proposed completion date of 21/03/2025 which is reliant on this being sorted as soon as possible. 

We really need an update to see where we are in the process!

Abi - expedition gets the case to the processing start line within 10 days of the request being approved. Everything then hinges on it being in order.
This application was submitted on 28th Feb. Expedited on 3rd March. Partially processed on the 5th March and conveyancer contacted as we needed more from them. They replied on the 7th but it appears to be only a partial reply and we still need more.
I'll check with the casework team to confirm and share an update once I have it

Hi Adam, Thank you for your quick response! We had been advised all queries had been responded too by the sellers solicitors (we didn't get told specifically what they were).
If you could please look into this as you have mentioned with the casework team and see what is outstanding, I can then chase this with the solicitors.
We chased this with the Solicitors this morning and they responded about an hour ago advising they tried to call HMLR but there was a 60 minute wait time and they have requested a call back when they are next in line. - still haven't heard back from them yet.

Abi - if the solicitor is ringing then the support team will deal with her call/enquiry as appropriate.
This forum isn't part of the same contact channel but I'll update you re the progress of the application when I have more to share.

Thanks Adam. I will await your response and also see what the solicitors advise once they have spoken with the support team. 

Do you know if it will be today that you can get the information regarding what is outstanding? -

sorry if this seems inpatient, We previously got told the request got made on 28 January originally by the sellers solicitors, which was found to have never been done - so we are quite fustrated as this could have been actioned by now ahead of this weeks agreed completion date and we are worried this is going to cause further delays on the completion/exchange.

Abi - I do appreciate and understand the frustration so no apology necessary
The conveyancer has their own means to check on what was requested and whether they have covered all points in their reply. There should be no need for them to make the call although the name you have shared does not match the one on the file at this end and that maybe a reason for them doing so.
But that's a moot point really and I'll update here as soon as I have more from casework colleagues. I would expect that to be this afternoon

Thank you Adam, the original solicitor Lucy Briscoe that i think made the request had left the company just after the request was made. They were then appointed Katie Ayton who is now acting for them - unfortunately she only works Wednesday - Friday so her assistant Lucy Hewitt is chasing this today in her absence to hopefully help us reach Fridays expected completion date.

Abi - the conveyancer has replied to only one of the requested points so far.
I'll arrange for someone to contact the conveyancer (both 'new' names) to confirm asap and using the Lucy Hewitt details you have referred to

Hi Adam, 

The solicitors have said that they require the original death certificate of the sellers father who died in 2019 - they already received this previously when he passed away - the seller is going to send this to the solicitor. 

The mother passed away last year so she was the last person on the deeds. they already have her death certificate. 

quick question - does the solicitor have to send original copies to the land registry office or do they just review and validate it and send a scanned copy LR?

Hi Abi - they would send a certified copy of the document via their secure channel. They haven't done so as yet

Thanks Adam - the solicitors have said that the original death certificate needs to be sent to them via post so this is being done today and hopefully they will be in receipt of this tomorrow and can get it uploaded - I will check back again once they have confirmed it’s been done. 
Are you able to advise if this is the only thing outstanding for the application?

The sellers solicitors have now received the original death cert and hopefully validating this today and uploading to the portal - could you check in to see if this has been received on LR end please?
