Hello,

I own a single leasehold apartment in a development consisting of maybe 100 apartments across 4 buildings. My building is Brook House. 

Today  I got an alert of activity on a leasehold title that appears to encompass the whole development including Brook House. I don't understand why such a title would exist grouping all the buildings into a separate title and whether an alert for it has any impact on me.

The alert was for Title number: CB400958

What is the purpose such a grouping ?

Hello Andrew - that's a head leasehold title so sits between the freehold title and all the individual flat leaseholds. 
An application involving that title could have an impact on you but I suspect only if the application was also against your own personal leasehold title as well.
I would suggest deleting the alert against the head leasehold title

What purpose does a head lease play, why is there a need for it?

How might changes to it impact individual leaseholders?

Hi Andrew - not sure that there's a 'purpose' as such but many blocks of flats have a head lease scenario for example with a Management Company acting as the superior title holder and therefore 'landlord' or you get scenarios where the freeholder leases the building and the tenant then sub lets individual flats
How it impacts would usually be evident from your lease but if you are unsure then I would recommend contacting the head leaseholder or freeholder as appropriate. Or confirm matters with a legal adviser
