Hi, Our solicitor says that Tenants in Common can be registered containing a percentage for two individuals in the comments section on the TR1 form.

I have also been told that the Land Registry does not hold percentages. Can someone clear this up please?

I would like, if possible, to periodically change the percentage over time with the Land Registry to align with increased investment by one party and a decrease investment by the other party. If this not possible, what other legal instruments are available?

This is not associated with inheritance, but if the property was sold.

Hi Lee - you can include such specfiic details in the form TR1 but we don;t then register them on the title.
I suspect that's where the confusion may lie as whilst the Transfer, including the specifics, is on record and a copy can be obtained we only register what's known as a form A (joint proprietorship) restriction 
If you vary/change the % shares over time that's fine but we don't need to be informed and there's nothing to update on the register - the % shares/trust created relates to your beneficial ownerships and not the legal ownership, which we register.
The form A restriction can be applied for to reflect the fact that such an arrangement/trust exists. But that arrangement/trust can also still exist and no form A restriction applied for or registered. Hence why you can chop and change as much as you like but that doesn't alter the registered information
