Hi. I am in process of exchanging contracts and my solicitor has advised we are unable to proceed whilst there is a pending application. He was contacted the vendors solicitors for clarity on the situation and we are waiting for a response.

He was in process of submitting our Land registry application when he saw a pending application from a solicitors that isn't the vendors against the property.

As the purchaser what information can I find out about this pending application and what should I do. Just let the solicitors query it out?

Hi - the solicitors should 'query it out'. As they have identified a pending application the next step is for them to establish what it is and what impact it will have on the planned transaction 
Not all applications are adversarial or an issue but the solicitors will know what's pending and it's impact

Thank you Adam. Could I just please check the land registry application type states 'Dealing'.

What is commonly involved with these application types?

A Dealing is a Register Update - so someone has applied to update the register in some way. The devil will be in the detail though and the solicitors should be able to check and confirm what that is either through their client or a search without priority (form OS3)
