Hi
My father passed away and the property worth £450000 was in his name only and is registered with Land Registry. My father passed the property as a beneficiary in his will to my mother. I as executor of his will have received the Grant of Probate and now wish to transfer the Title to my mother.
I have completed forms AS1, ID3, AP1 following the 'you tube' guidance. I have named my father (deceased as the Transferor to my mother Transferee.
Please could you confirm what documentation I need to include with each form. Grant of Probate? Death Certificate? Copy of Title Deeds (certified}???
Also what fee applies?

Hi Raymond - I am sorry to read of your loss
The Transferor is yourself as executor for your late Father. You need to complete and submit the forms along with a certified copy of the probate. We don't need a copy of any deeds if the property is registered
The fee is payable under Scale 2 on the current value of the property, so £100
