Removing unilateral notice (UN2)

Hi,

I am in the final stages of purchasing a leasehold flat (TGL472996), and my solicitor has informed me that the only outstanding matter is the removal of a unilateral notice. I have been told that the sellers submitted a UN2 on 19/09 and expedited it on 01/10. Could you please confirm if this is the case and provide an update on the progress?

The completion date has been significantly delayed due to issues on the seller's side, and as my current tenancy is nearing its end, I am keen to complete the purchase as soon as possible. Any assistance would be greatly appreciated.

Hi Yoriko - the title number you have shared is the freehold/landlord's title number and not the one for your specific flat. There is no UN2 from 19th September against that title. Which Flat is the one you are buying please?

Hi Yoriko - the conveyancer has submitted two applications, a UN4 and then a UN2, to remove the same Unilateral Notice. Both have been expedited and the first one was partially processed on 17th September and wider checks are now underway. Those involve contacting the beneficiaries to confirm that they consent to the removal. They have until the 8th October to respond 
If they both respond positively and sooner we can hopefully update the register sooner also. However if they do not then the application will be reviewed asap after the 8th Oct

Thanks for the update Adam. Since the response window ended yesterday, am I right in assuming the notice will just get removed by Land Registry? Can you provide a rough estimate of how long that is going to take?
