Hello,

I am currently completing a UN4 form to remove a unilateral notice and option agreement on our title deed. Our solicitor has said that they are unable to help us with this so I am trying to complete it with no legal knowledge.

What supporting documents would I need to include with the application (section 6 of the form). I have a copy of the title deed from the land registry, do I need to have anything else?

Hello Jemima - you would list any documents you are lodging so that would depend on whether you have any and need to lodge them. You know that the Unilateral Notice is protecting X so you need to show how that protected interest has come to an end. That can and does vary depending on the protected interest (the option agreement and the Ts & Cs therein for example. Notices, restrictions and protection of third-party interests (PG19) - GOV.UK (www.gov.uk)
We don't need a copy of the register itself as we hold that ourselves.

The unilateral notice is between the freeholder and the development that our flat is built upon. They themselves have said that they are happy for the notice to be removed. We still pay them ground rent annually so I am not sure if I need to send any documents?

Jemima - if they are happy to have it removed then send a copy of that in writing or they can submit the UN4 instead.
If you submit it we will write to them using the registered contact details to confirm they consent

Ok that makes sense - I was told my the holding agents who collect the ground rent that this was written in the handover notes from the previous company. Can I submit that? I have asked them to submit their own form but it seems to be going around in circles with who they need to contact and I am up against a timeframe for selling.
