Hi everyone,

I’m in the process of buying a property, but things have hit a frustrating snag. My solicitor has told me that the seller’s solicitor is taking their time sending over paperwork needed for the sale. They’ve said they’re waiting on something from the Land Registry, but I’m unclear about what exactly it is or how long it might take.

This delay has been dragging on for over three weeks, during which time my buyer and I have been ready to exchange and complete. The uncertainty is causing me a lot of stress, and I’m worried my buyer might pull out if this continues. On top of that, I have mobility disabilities, which makes the whole situation even harder to manage.

I’ve already contacted my solicitor and estate agent to push for updates, but progress is slow. I’d love to hear from anyone who’s been through something similar.

  • How long can it take for the Land Registry to provide documents like a Deed of Variation or other records?

  • Is there anything else I can do to speed things up?

  • Any advice for managing the stress and keeping my buyer on board?

Hi Candice - whilst a public forum it doesn't operate in the same way so there's no 'everyone' as such who then share their experiences. They could but the forum is very much a self-help tool for the majority to find answers to HMLR Qs without the need to contact us
The few that do post haven't found their answers or there's a specific need
From a HMLR perspective obtaining information is a quick process, as in days
There's nothing you can do to speed up a conveyancer's request - do you know the title number/property involved though?
Best advice is to ask your conveyancer for an update - they should have an idea on what's happening and why and how long a conveyancer might be expected to take re the process
