I have prepared a plan (an edited version of the original title plan). Does this need to be signed by both parties ? I am the applicant but not the transferor.

I would suggest taking a look at our <a href="https://www.gov.uk/government/publications/preparing-plans-for-land-registry-applications">guidance for preparing plans for HM Land Registry applications</a> which contains information about who needs to sign a plan to a transfer (see section 5).

Thanks Joel. Understand now. One more question regarding the AP1. If my neighbour does not want to be paid for the small strip of land do I just right “0” in section 4 in the price paid/value.

Nicola - you can state Nil but we will need a statement of value re the land. A covering letter confirming the current market value is £X or 'Less than £X' would suffice normally

<p>If I am not required to send verification of ID because the value of the land is less than £1000 do I leave boxes 12 - 14 blank on the AP1? Thanks</p>

Nicola - if identity verification is not required then you can leave panels 12-14 blank
