Hi

It appears there is an issue with our purchase of a new build property at the final stages.

The sellers Parent title is still pending at land registry but have been told that all of their requisitions have been dealt with, they are just waiting for them to be completed by Land Registry.

My solicitors have been using the part title that they sent across but this appears to keep on being rejected by Land Registry. On further inspection from myself it does appear that the Property description is entirely wrong as it is both the wrong plot and wrong postal address. It also appears that this may be the wrong title for my solicitors to work with.

Has anybody else ran into any issue like this before and what was the course of action?

Hopefully both sets of solicitors can rectify it but we've been delayed from completing twice going on thrice so a little frustrating now.

Hi Adrian - whilst this is a public forum it is very unlikely that you will get anyone else sharing their experiences with you.
The forum is primarily a channel users can find answers to frequently asked Qs and where HMLR can, through me, share guidance
I'm sure the solicitors will be trying to resolve things with us

Adrian - that's an expedited application submitted back in Sept 2024. Processing started in Oct 2024 but we needed more from the conveyancer. Since requesting same they have provided partial replies and asked for more time to respond in full. Out last contact with them was on the 6th May when we reminded them that they had provided everything as requested.
Hopefully they can confirm for you and advise when they expect to respond in full
