99 Year Lease Issue

Hello,
I am purchasing a property - my solicitor believes that the property may only have a 99 year lease despite it being an old terrace house.
The property I am attempting to purchase is listed on title LA128024 18 James Street North.
However, the land registry shows 3 leasehold listings and one of them is for a different house number (20 James Street North) GM487269 the house I am purchasing is an end terrace but there is a garage in the middle that appears to belong to number 20 and is considerably newer.
I wonder if this is what’s causing the confusion? and leading my solicitor to believe there's only a 99 year lease.

Hello Chris - there shouldn't be any confusion as you have a freehold title/tenure covering a few properties, and then a head lease covering both 18 and 20 and a sub lease re 18 only.
You/your conveytancer need to confirm exactly what you are buying and fgrom whom. Then match the registered information as appropriate
If there's uncertainty then the seller can clarify

Hi Adam,
Thank you – I’m only buying property number 18 which I was led to believe has 857 years remaining on its lease, I’m assuming this would be the sub lease your referring to?
I was confused when my solicitor said it only had a 99 year lease on house number 18 – she’s still awaiting a reply from the seller’s solicitor. Which is what led me to believe the new build garage (number 20) was causing the issue.

Chris - the sub lease was granted in 1883 so I suspect that's why the conveyancer is doing her maths to see what's left of the term. The seller should clear it all up for you and confirm what's being sold and how long is left.
