hi, i own 2 properties with odd shaped gardens which share a boundary and i want to move the boundary further over to one side and make the gardens even sizes, is this a simple task, or will i require a solicitor/conveyancer.
Thanks

Hi Chris - if you own both registered extents then you can alter the physical boundaries and nothing changes. The registered information would only need to be updated if for example you then transferred/sold one of the properties and needed to transfer say part of one title and the whole of the other or say two parts.

Hi
I'm seeking advice on moving a boundary. I have two adjoining plots of land. One has an existing house and I've just built another house on the adjoining land. To make the gardens work better and enable rear access to the original property, I'd like to change the dividing boundary. As I own both plots can I apply using the AP1 form with a plan showing the new boundary? The plots shall need to be clearly defined and registered so that I can sell them.

Hi Keith - such changes can often be made as you wish and then when you sell one of the properties the purchaser then registers what they have bought which triggers a natural split to happen
If you have a good reason for applying to do it before selling then this thread explains what's required - Splitting a title deed · HM Land Registry

Hi Adam
I think it makes sense to simplify the registration and get it all sorted before I sell the first property. Thanks for clarification an speedy response.
