I wish to make a transfer of equity on a property from my sole ownership to a Joint Tenancy with my husband and want to do this without using a solicitor or conveyancer.

I understand I need to submit evidence of my mortgage lender’s consent, official copies of original title deeds, a TP1 and an AP1.

I understand that I must also verify my identity and my husband must verify his identity.

Please could you advise whether we must each submit an ID1 form, verfied by a solicitor? Or will an ID3 form be sufficent, and if so, can we submit this without solicitor verification?

Cheryl - not totally correct I'm afraid. Any transfer would be of the whole legal ownership from yourself to your joint names - Registering land or property with HM Land Registry: Change the registered owner name - GOV.UK 
No TP1 and do check with your lender first as they may insist that you use a conveyancer when giving their consent
ID1/conveyancer or ID3/others as listed in PG 67 can be used to verify each of your identities. One form/verification each - Evidence of identity (PG67) - GOV.UK 
Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.

I have, today, paid off the small amount owing on the property so there is now no longer a mortgage provider.

As I understand your response, I need to submit a TR1 (for transfer of the whole legal property from myself to joint ownership) and an AP1.  

If using a conveyancer, this should be accompanied by an ID1 for myself and one for my husband. If not using a conveyancer, it should be accompanied by an ID3 for each of us.  

Is this all correct?

Does the ID3 have to be verified by a conveyancer like the ID1 does, or is it simply a matter of providing the relevant documents for proof of ID?

Cheryl - please do read PG 67 and reference to ID3 and how certain professionals can verify your identities. You don't for example complete the form and send us your passport details etc
