Expedite Request Status

Hi,

The solicitor on behalf of the seller of the property I am buying has confirmed that they have submitted an application for expediting however my solicitor cannot see it on their portal.

Could you confirm that you have received a request for expediting and when this was, and if expediting has been confirmed and if so, when was this confirmed? Would the typical 10 day processing time apply from the application or confirmation date?

This is becoming quite urgent as it is affecting our sale in the chain.

Hi Philip - the application you refer to is a new lease submitted on 19th August. It's not been expedited and I can't see a request form them to do so.
They should be requesting expedition through a dedicated channel

Thanks for the prompt response. I will be urging them to submit the expedite request ASAP. Do you have a typical timeframe of when expediting would be confirmed following a request?

Phil - it's pretty quick. Then it's all about the application being in order when the casework team start processing it. 
Expedition simply gets it to the processing start line within 10 days. Then it's down to the casework team to check and confirm if all ok

Hi Phil - it has been expedited. There's no typical processing time. The 10 days referred to is the 'general' timescale within which you would expect an application start being processed. So it gets it to the front of the Q, along with all other Expedites. Generally speaking, with new leases, it's around 5-7 days before processing starts. 
Everything then hinges on it being in order and capable of being completed and registered. If everything is ok then it can be completed there and then. However, if it's not and more is needed then the timescale will be stretched until that's resolved

Hi Phil - it's been partially processed but we needed more from the conveyancer. They were contacted on 27th so we are waiting for their reply. You'll need to contact them to confirm and to get the specifics re that request

How far through the process is the application? Was it stopped at an early stage for this correction or nearly complete?

Hi Phil - nothing showing up as yet. They replied on 2nd Sept re one of the points and we replied yesterday. Hopefully their reply is on it's way shortly.
It should be nearly complete but until we get a full reply next steps can't be assured

Hi Phil - we have now received a 'new' lease so that's referred back to the casework team to consider asap. Hopefully it's now in order and matters can be completed asap. I can't be definitive re timescales but hopefully not too long
