Hello, 

I am enquiring in relation to a property that was not listed on the land registry search at all previously (it's a new build), it is now listed, added within the last few days, but it says 'we cannot show information for' as it is a new service. 

I understand that to mean that the title is not yet registered? However, previously the property did not show up on the search at all, does that mean there has been progress in the expedited application? Is there any way of know how long it will take for the information to show? 

There is a mortgage offer that will be due to expire soon and the sale had almost gone through, however the solicitors won't move forward at the moment, it is a shared ownership property so the title needs to switch from the developer, to the housing association before the solicitors will continue to act.

Sophie - I suspect that the new address and provisional title (new build application) have been linked in some way as part of the initial processing. The online search won;t provide a positive result until the registration is completed though so it's not a good way to track progress in such cases as the conveyancer will know as soon as it's completed.
The conveyancer can track progress through their secure channel and the key tends to be not just expedition but also what else is pending against the seller's title. With new builds there are often a number of pending prior applications and if they impact/affect then delays can still arise. Expedition is not a magic wand sadly.
So I would suggest asking the conveyancer to confirm the provisional title number and our case (ABR) reference as well as what else is pending that may delay registration. That should offer a better idea of timescales as it can also confirm if processing has actually started and if any other issues have arisen

Hi Sophie - I have picked up your further post in the absence of my colleague.  We have started to process the application but there are queries that need to be resolved first. We have written to the conveyancers who submitted the application and are waiting for their response.
