I was in the process of selling an unregistered property to a company. Although I had stated a parcel of land adjacent to the property was not part of the sale as we didn't own it, the company buying the property presumed the land was included, as it is shown on various maps as belonging to the property. Days prier to the completion date, the company got me to agree a adverse possession application despite the fact I told them we had been given permission to use the land, that the owner of the land had given 50% of the land to my self & 50% to the other property owner whose boarder the land shares with & the land wasn't fully enclosed (open fully along the boarder running between the land & the pavement/ road). I told my solicitor this & she agreed that this application for adverse Possession should fail. She supplied the company with this information, the company then got back in touch with me, telling me they believed the land given to the other property had already been registered, & would send me a plan showing it; I told them to send the plan to my solicitor, but unsurprisingly they haven't done so. 
I have told my solicitor to withdraw from the sale of the property to them. My concern is they will try to take the land as adverse Possession anyway, so how do i find out if they have made an application?

Hi Andrew,

The index map contains information on all land and property that’s registered or being registered with HM Land Registry. You can search the index map by making a Search of the Index map (SIM)

Download and fill in the application form and send it to HM Land Registry.
 

You should provide the address of the land or property (if it has one). If the land or property cannot be identified by the address you can provide:

HM Land Registry
Citizen Centre
PO Box 74
Gloucester
GL14 9BB

HM Land Registry will send you the search results, including the title number or numbers under which the land or property is registered. You can use them to search the register.

The search will also confirm if the property or land is unregistered.

Your conveyancer may also have the facility to lodge this application using our business user portal.
