Update on first registration (now 2+ years)

May I please have an update on the status of my application (Reference: MH689A5 Title Number: SK370757). It has been expedited back in May - after more than 5 months it is still not complete. This is causing me significant issues as I am unable to sell my house or even get a new mortgage.

Hello Anton - unfortunately it's been delayed as there are prior applications against the seller's title that have impacted.
I'll flag with the casework team and see if they can advise on possible next steps/remaining timescales

Hi Adam. Thanks for checking this. Please help me understand the issue. My house is a new build. How can there be prior applications against the sellers title if I am the first time buyer and owner of the said title?

Anton - the purchase is of part of the larger development owned by the seller. So your purchase of plot 137 is just one of many applications pending against the developer/seller's title.

Hi Adam, I've got confused about your message and didn't check the application reference you've mentioned in your post.
Is SK428453 the application that was ahead of me in the queue? 

Hi Anton - SK428453 is the provisional new title allocated to the Plot transfer. The title number you referred to was the seller/developer's title.
When a plot transfer takes place the plot is removed from the seller's title and given it's own new title number

I’ve checked land registry records to see if anyone else had the same issue and I can see all houses on my street are registered. Many of them were purchased after I bought mine. I want to understand what the root cause of this and I know my options e.g.:

- A solicitor’s mistake

- An issue on the developer side

- Standard process / luck (or lack thereof)

Hi Anton - the conveyancer originally applied to register your purchase in August 2022. Due to a backlog of work we did not start processing it until October 2023.
However when we did we found it was lacking key information and contacted the conveyancer on 4th October and reminded them on the 28th November as well. They asked for more time and we gave them that on 30th November but ultimately it was cancelled on the 30th January 2024
There were a number of points to be resolved and hopefully they can confirm the above for you 
Unfortunately when an application is cancelled in that way the wait time begins again but expedition has now caused it to be partially processed. Unfortunately the application is again lacking and we contacted the conveyancer on the 22nd October. There is one remaining issue, which was also raised on the cancelled application, to be resolved. You will need to ask them for the specific details and an idea of when they expect to be able to respond in full

Hello Adam. Resurrecting this thread - I've been told the conveyancer has addressed the issue raised by the LR. Is it possible to get an estimate of when my application will be processed please?
