Hi Adam,
This purchase was completed at the start of April and is in the queue to be changed over to myself
However i have now had an unexpected offer for the house 
Could i ask that you get this application expediated please so we can go through the converyancing process

Hi Grize - there's no application pending against that title so nothing to be expedited. Nothing submitted since April to update the register re a purchase.

Adam, I am not sure if we are at cross purposes here Has an application been received in April to update the title following a sale? If this is the case how do i do go about getting this expediated (myself) prior to starting the conveyancing process& &; I am not using a solicitor for this process so i am not able to ask a solicitor to do this

Grize - I don't think so as nothing pending against DU26273 either now or since April. Hence there being nothing to expedite.
IF you submitted your own application then I would suggest checking to see if the cheque re the fee was banked and/or then using our contact form to submit specific details inc any proof of lodgement/receipt re what you submitted and when. The support team can then investigate and respond as appropriate

I will do  However i am confused as i brought this property in April (completed via a solicitor), so are you saying no application has been received at all to register a transfer of title? ,sorry if i havent made myself clear), if no application is in the system i will chase my solicitors for that purchase

Grize - that is correct. We have received no application to update the register re a purchase since April

thanks, my solicitor has now confirmed they havent submitted the transfer due to the vendor incorrectly dating it, so they will get it redone and they will re submit it, once this has been i will put an application in to get it expedited.

Thanks Nimish, how long does this normally take to see if your office will expediate, and then i assume there is then a waiting time (if approved) to process it

Grize - The decision on expedite request is generally made within 24 hours. 

Once approved we will aim to start processing the application within 10 working days, though it usually happens much sooner. 

How long it then takes to complete the registration is entirely up to whether the application can be completed there and then or not. If the evidence provided is sufficient, and no additional actions are required, then we will aim to complete it straight away.  But if the evidence is not sufficient or there are issues then the timescale will be stretched as the person / firm who submitted the application will need to resolve them and / or we may have to complete wider checks.  It is important to realise that expediting an application does not shortcut the registration process and requirements in any manner.
