How to complete AP1/ID3/TR1 forms

Hi Everyone,

I'm in the process of filling out the above forms and I'm in need of some help.

AP1 - section 4 - Fees
The property is currently in 1 name, I want to change it to 2 names, as I understand it as there will be 2 names it says in the fees that the market value is halved, therefore the fee online is £30 or £70 postal.
So if the value of the whole property is £300k then half of that would be £150 each person, and that's how I worked it out in Scale 2 of the fees, is this correct?

ID3 - witness
Can my identity be confirmed by a regulated financial advisor, dentist, doctor, probably all for a fee?
The ID1 form has to be done by a conveyancer or solicitor, so I think the ID3 form might be cheaper.

TR1 - witness
Can the witness be someone I know but not a professional as in a doctor etc?

And lastly, are these forms the correct and only ones I need for this?

Hi Rebecca - if the transfer is by way of a gift from 1 to 2 names then Scale 2 on half the current market value
Complete panel 4 of form AP1 to refer to Transfer by way of gift - Full value £300K - Scale 2 fee £70 as it's a postal application 
Form ID3 can be used by those professions listed in PG 67 section 9.1 - Evidence of identity (PG67) - GOV.UK
For how to execute the Transfer and who can witness and how - see PG 8 section 2 - Execution of deeds (PG8) - GOV.UK. The witness must be someone who knows you and witnesses you signing the deed
Forms AP1, TR1 and ID3 for both of you are the correct forms needed ti transfer the ownership and update the register
