Anna - it is in relation to a separate matter and an internal application hence the reference to HUL Office as the applicant.
It's not linked to the wider checks already referenced

Thank you Adam. I understand the notice for adjoining landowners to respond to the application have now expired, please can you let me know whether any objections/issues were flagged, or if all is well for HMLR to proceed with a positive outcome? Thanks very much! Anna

Anna - I have responded to your comment in the absence of my colleague.

In such situations we would usually wait for a couple of days after the deadline to ensure that any response in transit is picked up.  I would expect the application to be considered by one of our lawyers in the next couple of days and then we'll know what happens.

Hi Nimesh, thanks very much for your reply - that makes sense.

Hi Adam / Nimesh,

Are you able to let me know if there were any objections received during the 3 week period? I hope we might receive news on the outcome this week - please can you confirm?

Thanks

Anna

Hi Anna - I am not aware of any objections being received.  I believe there is some aspect that needs to be considered by the lawyer involved after which we can proceed with the registration.

Hi Nimesh, that's good news, thank you for this! Is this additional aspect for the lawyer at HMLR to consider, or is this for the lawyer/conveyancer who lodged the application on behalf of the vendor to review? I'm checking in case I need to prompt anyone on our side. Many thanks again for all of your prompt replies and patient support. Anna

Hi Anna - It is for the lawyer at HMLR to consider.

Hi Nimesh, okay, thank you - are you able to share any detail around the nature of the consideration (i.e. is it looking like it will be rejected / do we need to be concerned?), and what the time scale for the decision will be? Thank you.

Anna - I do not think there is a prospect of the application being rejected.  Any considerations at this stage would be relating to entries that need to be made on the title, etc.  I have been informed that the application could be completed within a week, but that should not be taken as definitive.

Hi Nimish (I am so sorry I misspelled your name), that is fantastic news, thanks for putting up with the 100's of questions, I really appreciate it! Take care. Anna

Hi Nimish / Adam - please can you let me know if the application is likely to be completed this week or if you have any update? Thank you.

Anna - unfortunately we need more from the conveyancer re the submitted first registration (MAN389595) and we contacted them on the 7th Jan

Oh gosh, ok, yes that's the title for which I received a property alert email relating to an application lodged by Hull District Land Registry under MAN389595. HMLR said that it related to the registration of rentcharges for a number of properties on the same road, lodged over 2 years ago by a solicitors called T****art (just censoring in case). Will that application need to be handled before the application under MAN429169 can be considered? If the T****art application for rentcharge is approved, does that mean possessory title can no longer be secured for application of title MAN429169?

Thanks - sorry for lots of questions but any detail you can offer would be so helpful. We've been in the process of buying the house for 6 months now, so keen to cross the finish line.

Thanks again

Anna

Morning Adam, has there been any movement on the above, or detail you can offer that can give us an insight into the impact this recent development will have on the registration of MAN429169, please? Thank you. Anna

Morning Anna - nothing concrete I can update on as it is with one of our lawyers to reconsider all of the information now with us. Hopefully the expedite status will ensure next steps follow soon

Thanks Adam, did the hmlr lawyer hear back from the lodging conveyancer re the submitted first registration (MAN389595)?

Anna - we have written to the applicant re MAN389595 on the 2nd and again on the 7th Jan and await their response

Hi Adam, appreciate the update. Will the lawyers at HMLR not be able to progress with MAN429169's application without a response from the applicant regarding MAN389595? Just wondering if there is a cut-off for them to reply, or if the process is currently at an indefinite standstill until a response is received from them. Thanks.
