My conveyancer and their firm have ceased to opeate

Hello there,

I would like to know some advice and information about my pending application. My Application Reference: DC61AC1 Title Number: MAN400065    I have been informed by my solicitor that their firm has now ceased to operate and closed. Therefore, I have now no way to check the progress of my new build flat registration. The original projected completion date is 31 January 2024, and now obviously the application is still pending. It is because the HM Land Registry might send requisitions to my conveyancer to seek further information regarding the registration. Would someone be able to tell me if the HM Land Registry has asked for more documentations and information from my lawyer, who is not going to respond because they are now closed. Much appreciated.

Hello Ho - we are aware of the firm's closure but the application has yet to be processed so nothing has yet been requested
Has a new conveyancer/firm been appointed to act or are you intending to deal with any requests issued yourself?
I would recommend using our contact form to submit your details and to clarify whether a new firm is now acting or if you are wishing to act for yourself.

By any chance, could you give me any update on my application? Is there any requisition? I have not yet appointed any new solicitor on my behalf because I have not heard any updates from the Land Registry. Many thanks.

I believe my appointed conveyancer have sent an updated lease etc. to Land Registry by post in response to the requisition. May I ask if you have received it? Hello there - they did respond but there's sill an issue with the lease plan(s) so the casework team went back to them by email on the 25th July and we are waiting for that further response

Hello, sorry to bother you again. My conveyancer has raised an enquiry Ref: 240801-3652100 .  My conveyancer has advised that they have already sent in the corrected lease in colour. However, the requisition dated 25 July 2024 says the otherwise.  It sounds like my registration is in limbo. Could you advise any thing I could do to rectify it? Many thanks.

Hello - no apology needed. The reference you have quoted was initiated by a phone call from your conveyancer. They were advised (3rd Aug) that the copy lease submitted did not include a colour plan and they were advised to submit same through their secure portal channel. They have as yet not done that but presumably they will do today when they open for business

As the latest requisition advised the lease plan should be in colour. I have asked my conveyancer regarding this matter.

My conveyancer responded to me, "I have contacted land registry once more on this matter by phone. We are unable to upload any documents onto the portal as we did not originally submit the application. This has been explained to them and Land Registry are aware of this hence why we sent the documents via post as instructed by them.
 As explained previously, I believe that Land Registry post room team seem to have scanned the document in Black & White but the original document including the plans that I sent them was in colour."

Hello - the application was completed on the 6th Aug and the conveyancer notified
